Re: Renter has moved out.

There is a procedure for dealing with abandoned property after the tenant leaves, and it varies depending upon whether the tenant left under an eviction, or peacefully, whether the tenant has demanded return of the property or not. The California Department of Consumer Affairs has a good page dealing with what your obligations are - it cites the specific laws involved. Be sure to read the code sections as some of them have changed from 1996 when this page was first written. If you search on Google for "tenant abandoned property in california" (without the quotation marks), it will come up as one of the first pages. The procedures are too long to repeat here because of the many steps involved.
