Legal Question in Landlord & Tenant Law in California

Renter won't pay- how can we get him out?

My boyfriend currently lives in a house owned by his parents. He rented out a room to a guy that's turned out bad. He hasn't paid November rent/utilities (due Nov.1), and now it is Dec.1. He's confrontational upon talking about it. Also, he turns the heater way up which causes the bill to become $350 (done that the past two months...before that, it was $70). He left a note on the heater saying something about leaving the heater on or he'll turn it up to 95' costing $1,000. This guy is weird, and is already threatening stuff. How can we get him out? 30 day notice? We want him out NOW. What about a 3-day to pay? Will he be able to stay after that? He hasn't paid, threatened about the heater, and frankly is a scary guy. Any help would be great!

a 3 day notice has to be served, then an unlawful detainer can be filed. Please contact our office for consultation and we can explain the eviction process.
