Renting in a 55 and over community

A family member is having a difficult time selling or renting a home in a 55 and over community.

What legal issues could arise from renting the home to a single 42 year old family member?

Is there a way to get around the 55 limit?

Trying to cover some of the mortgage.

If this is a typical Homeowner's Association (HOA) it will be very difficult.

These communities are almost like their own little countries with their own sets of laws (generally spelled out in their "CCR's" which are the governing by laws). Read his deed and the CCR's carefully, but don't be surprised if you cannot get around the 55 limit.
