Legal Question in Landlord & Tenant Law in California

I am renting a home from a friend i found out when she took the loan out on this home she stated she was owner/occupant when in fact i was renting it from her. We have no lease we verbally agreed i would pay her by the 12th of the month which i pay her no later than the 6th. Now i have a field inspector coming here asking for her i have told him i live her not her, she has been getting mail from the bank here which i have given her, i am worried it is going into default is there anything i can do to stay here? are there any rights for me? The owner is not being honest with me. She has also recieved certified letters from the bank here which i have given her the slip from the post office and she says its nothing and she wont go get. Do i send the mail back with not at this address? She is now accusing me of opening her mail and searching her bank account online which I have no access to. I have made all repairs on this place when i have asked her to fix things she says you ought to see my house.

Sounds like she is going into foreclosure, probably soon. You probably need to find a new home ASAP.
