I am renting a space for restaurant for 4years now.
The wire fromt the curcit breaker to the walkin cooler on the roof got burned out due to the rain.
is it my responsible to fix it? or the landlord?
And the device that hold the lightbulb on the ceiling is broken too. is it my responsible to fix it?

On a commercial lease it is common for the tenant to be responsible for those kind of repairs, but you would have to read your lease to be sure, or have someone review it and advise you.
Commercial tenancies are separate and distinct from residential leases. The commercial tenant is presumed to be more business savvy and thus capable of assuming more responsibilities and obligations under the lease. Therefore, you should check the written terms of your lease to identify whether or not you as the commercial tenant have the responsibility for repairing the items identified in your posting. If the landlord has responsibility, then your best course of action is to submit a written letter to the landlord identifying the problems and requesting repairs.
