Legal Question in Landlord & Tenant Law in California
Repeated Entries
I have two questions. How often can a landlord post a notice of entry for the same reason? I received a notice of entry (to inspect fire sprinklers) for 1/29/08. I used my last sick day available to cover the time I missed work. I spent all day waiting for him and he never showed. (Landlord lives on premises-70 unit building) Last night a new notice of entry, for the same reason, was posted on my door. If I miss another full day of work can I expect my wages for the day to be deducted from my rent?

Re: Repeated Entries
There is a general requirement that the actions be reasonable. Under the City building codes he probably does have to make periodic inspections. but since he caused to to miss a day of work and has not told you that there was any good reason for that, tell him, as he lives on the premises, that you will be willing for him to come in the evening with a one hour period that he has to show up. He he fails to appear, he will have to compensate you for your time in the future. Ask him how he feels when a tenant or prospective renter fails to show up. Keep it polite but take a strong position that you can not afford to lose time from work.

I agree with my colleagues.
Don't make a mountain out of a molehill. Let him in, whether you are present, or not.
Re: Repeated Entries
I don't think any type of an aggressive position will help here. Unless you think the landlord is snooping, it's commonplace to let him/her have access without you being present. Under the facts given, I don't think you would have a prayer asking for compensation by way of a rent deduction. If you try that approach only bad feelings towards you will likely result.
