Legal Question in Landlord & Tenant Law in California

i live in a 6 unit complex, I have 2 dogs which I have consent to live here. my neighbor has recently moved his boyfriend in along with his pit-bull . my dog has made it clear that she doesn;t like this guy by growling at him on previous meetings. this guy is not on the lease nor do they have premision to have the dog. the other day my dog nipped at him when he enter the gate and ran up the stairs. the guy has lived here for about 4 months and never used the back stairs till that day,(usually uses the front stairs)he claims he had to go to the hospital becuz it got infected. I was not informed of this by him or his roommate, my other neighbor told me . He also called my management co. to try and get them to pay the bill. we got a letter from the management co. saying we had 30 days to get rid of our dogs. I paid a deposit when i moved in just for my dog. this guy did not. I was told today that the guy is trying to sue the management co. to pay the bill. Do i have any rights here? Could he be considered as trespassing? I have lived here 9 years and have never had any problems with my dogs biting anyone. animal control came out and put my dogs in quarantine for 10 days. they were cleared. please advise! thanks vicki

You have the right to live there and keep your dogs there. YOu don't have the right to have your dog off a leash, and if it bites someone, you're liable. The boyfriend will be spending alot of time and enery going nowhere, but you should be complaining to the management about his tenancy and the fact that that your neighbor has no release to have a dog there. YOu should also say that the boyfriend provoked your dog, if that's the case, which caused your otherwise friendly dog to protect itself. Good Luck
