A residential lease for one year is signed by three people, all paying equitable share of rent. One person decides to leave. Who is liable for the defecit?

Both of the remaining tenants. In fact all three are jointly and severaly liable. This means each person is liable for the full rent. If one does not pay their "share"; all tenants can be evicted for non-payment of rent. Any agreement between tenants to pay shares of rent are irrelevant to the landlord.
