Rid of tenants

i have given tenants 30 day notice but havent left yet picked up few items still have ownership of key what do i do as a landlord

File the unlawful detainer lawsuit and have the sheriff evict them.

There are 3 ways you can legally get take possession of premises once you have given possession to a tenant: 1. tenant voluntarily surrenders premises; 2. via court order (eviction); and 3. via notice of belief of abandonment. Under your circumstances the best legal way to take possession is to start an eviction.
