Legal Question in Landlord & Tenant Law in California

What are my rights as a landlord if new renters have started growing marijuana --they have "paperwork" stating it is for medical use but they seem to have a large section of the basement sealed off--too much space or just a few plants. How can I verify their paperwork is real?

You need to evict them. It is still a federal crime to cultivate it for distribution. You could have your rents from them seized or even the rental property, by the feds. RUN, do not walk, to the nearest eviction attorney.

Serve them with a 3-day notice to abate or quit. If they don't abate within the three days, file an unlawful detainer lawsuit and evict them. Let them try to raise the medical marijuana claim as a defense in court.
