Legal Question in Landlord & Tenant Law in California
My roommate was in an auto accident and is incapacitated. I don't want to have to pay his half of the rent. Isn't the landlord required to get disability insurance money from my roommate's employer/family/policy?

No. The landlord has no legal right to collect any money form third parties; he can only collect directly from tenants.
