roommate issue

Roommate signed a written lease agreement to last for 7 months only. He has not paid the first months rent in full, only $150 of the agreed upon $800/mo...........I know I can give him a 3 day notice to pay or quit, but, how long is the process to get him out?

I assume that you subleased to the roommate and that that was not barred by your lease agreement with the owner. If you accept, after giving him te notice, any money that would "cure" the three day notice and you would have to start again. Serve a thirty day notice also. He can drag it out for several months if he tries. If he does not have much in the way of assets, bribe him to leave by either waiving the rent owed or even giving him $100 to leave. Try to get a confession of judgment stipulation in case he breaks his promise to leave.
