Legal Question in Landlord & Tenant Law in California
We own a salon and a water pipe broke and water was under the foundation of our business. there was so much water that when the handymen opened up the base of the wall it was gushing out for 3 days. Our wall cracked in several places and the city came to all the businesses in the complex and yellow tagged them all. So we had to close our business last thursday. We would like to know if we relocate our business can we sue our landlord for compensation for the build out costs, loss of rent income and loss of wages? And will we win?

If your landlord had you sign a good lease, the answer will be no. Commercial tenancies are not like residential tenancies where there are a whole lot of rights that tenants have under the law and that cannot be altered by agreement. With commercial leases, the lease almost always controls the rights and remedies, just as with any other contract. You'll need to have a lawyer look at the lease and go over the facts to determine what your options are.
