Security Deposit Refund
I am having problems recovering my security deposit after I moved out. The owner is claiming damage to the carpet. When I went to the house and asked for proof of this damage....she had none. She is now claiming the carpet needs to be replaced and I owe her $300 additional dollars. What are my options. BTW i did not receive notice from her until after the 21 days and a mediator from fiar housing called her.

The landlord is required to provide you copies of invoices for any damage she is withholding from your security deposit, unless your lease said otherwise. I have seen very few leases that contain that provision, so most likely, your landlord was required to provide you proof. Doesn't sound like she's going to voluntarily cooperate - I'd take her to small claims court for the full deposit amount plus penalty.
