Legal Question in Landlord & Tenant Law in California
Security Deposit Return
I am moving out after 14 years, I am painting , and cleaning the place. The apt needs new carpet and new lanolin floors in the kitchen and bathroom. In wear and tear terms what will prevent me from recieving my entire security deposit! Do I have legal rights after living so long at that place?

Re: Security Deposit Return
You sound like the perfect tenant. Landlord is responsible for ordinary wear and tear, which would almost certainly include new carpeting and floors. You are responsible for unpaid rent (if any) and damages done by you, or your guests, that are not ordinary wear and tear. The 14 years is immaterial, as far as extra legal rights. The landlord has three weeks to refund your deposit, or give an accounting.
