Legal Question in Landlord & Tenant Law in California
I send a letter to a tenant for 60 days notice to move out of the property. The tenant didn't pay rent this month. Since the letter of 60 days notice has already sent, am I able to send the tenant 3 day notice now? During those 60 days, the tenant continue not to pay rent, what should I do? Please advise. Thanks.

You would sue on the three-day notice once it lapses. It would be quicker than waiting for 60 days.
