If we sign a year lease with one party who is a co-owner of a property, the couple are divorced now, the house was going into foreclosure. Now, the other party is talking about keeping the house, is our lease with the other party still valid?

It depends on how title was held between them at the time the lease was signed and if they were not yet separated at the time.
