I signed a lease for a room in a private home so I can be near school. Prior to consummating the lease I sent the property owner notice that I am canceling lease due to a sudden lack of funding. Property owner is now threatening legal action. What are my rights in this case?

You are liable for rent for the term of the lease until the property owner can re-rent the room. The property owner must use all commercially reasonable efforts to find a new renter, but you are responsible for the rent until your agreement would have ended, or a new person rents the room.
