Legal Question in Landlord & Tenant Law in California

Signed rental agreement but didn't move in

I signed a rental agreement for a room in a house. I then decided two days later to not move in after all. I notified the landlord by phone of my decision. He was not there so I left a message. He claims he never received the message and he now wants me to pay him a full month's rent. He has the room listed online and the ad is still there. He is still attempting to rent the room. How much rent am I liable for? If he rents the room immediately do I still owe him any money?

Re: Signed rental agreement but didn't move in

You owe him rent until the time he re-rents it, the cost of re-renting including advertising and any real estate commission paid, and the difference in the rent, if he rents it for less than you agreed to pay, for the balance of the term of your rental agreement.
