Co siner on rental lease month to month

I cosigned a month to month rental lease for my aunt, they just got served & 3 day pay or quit, what can I do to protect my credit & get out of the lease, at this point I don't think that they are going to pay the rent at all.

Pay the rent for the month, give a 30-day notice, and talk to the landlord about removing you from the lease after the 30 days are up.

You are equally liable with your aunt. Probably the best thing to do is get the landlord to accept the rent that is owing in return for your aunt leaving at the end of that period and the landlord drops any claim for additional rent. If your aunt is not willing to do so, offer the landlord the amount currently due to drop you from the lease and any unlawful detainer action. Find out from your aunt why she would let you be involved in something she knew would cause problems for you.

As both of my learned colleagues have pointed out, you are in trouble.

When you say "they", I assume you mean your aunt and whomever is living with her.

YOU ARE RESPONSIBLE if aunt does not pay. Next time, read small print carefully on ANYTHING, and do not sign what you do not fully understand.

Try to negotiate with landlord, and see what he/she wants to allow you to get off the lease, or get your aunt to move ASAP.
