What is the SOL to sue a landlord regarding inhabitabilty?

Technically, since it is a contract action, it would be two years for a verbal contract and four for a written contract, but it normally is a defense raised to argue that the rent should be lower than agreed to on the lease. i do not know if there are any suits filed for this after a tenant has moved out. If you are still renting their it would be a continuing breach so there would be no statute.
