Legal Question in Landlord & Tenant Law in California
Which State do I file??
Both the ''tenant'' and landlord reside in California. However, the property we are disputing over is in Arizona. I know I should apply Arizona laws to the property right? So shouldn't I also file the lawsuit in Arizona?

It might depend what the lawsuit's about, where the agreement was entered into, etc. If you are alleging breach of agreement, California law might apply. If you're alleging breach of tenancy law, Arizona (or county) law might apply. This is the kind of issue that gives attorneys nightmares!
