Tenant Breaking Lease
Hello! I have a tenant who just informed me that in two months, she will be breaking her lease due to a job transfer to another country (there will still be 6 months left on her lease when she moves out). I plan on trying to re-rent my condo but have a questions.
Since the lease was signed, the rental rates in my areas have gone up. Can I legally ask for more than what she is currently paying or do I have to ask for what she is paying now because of the situation?
Also, she is aware that if the condo is not rented she will be responsible for the rent. What type of information should I ask her for before she moves so I can be sure that she pays the rent(besides forwarding address and phone number)? Can I ask for her employer's information, closest family member, etc?)

Unless you are in a rent control area, you may charge any amount you wish for the new tenant. The information you should request is a new address, phone number, and employer name address and phone number. They do not have to provide it but it doesnt hurt to ask
