Unless you are in a city that has a rent control provision preventing the "eviction" of a temporarily disabled tenant [I am not sure that there are any such expansive rules] or required a jsut cause for removing a tenant, there is no reason you can not choose not to extend the lease. But give her at least 30 days notice [60 if she has lived ther more than a year] of non-renewal. She may then try to get back at you by claiming there was something wrong with the door [I assume the door was in the rental unit or building], so you will then have to notify your insurance carrier.
