Legal Question in Landlord & Tenant Law in California

Tenant gave a nonsense reply to unlawful detainer. Alleging mold, leaky faucets etc making house inhabitable. 60 days notice was served Nov. 1st 2011 and they are still living there because they are waiting for Escrow to close on their house. What can we do to people who mock and flout the law?

Sue for unlawful detainer as the 60 days has passed. You might be able to reach some settlement with them before going to court, but make sure it includes a stipulated judgment.
