Legal Question in Landlord & Tenant Law in California

Hi, my tenant is making a lot of noise, and they have children who damage my property. I don't know what to do. I asked them to stop several times, but they bang the ceiling and hit the walls. This is a very stressful situation, and I need your help.

You can serve them with a three day notice to "abate or quit." You should document each occurrence and itemize the times, describe each noise, and identify who is complaining about the noise and damage. If they don't do so within the three days, you can file an unlawful detainer lawsuit against them.
