Legal Question in Landlord & Tenant Law in California

I have a tenant who moved in a few months ago. I told her I would work with her on her deposit of $250 over a period of 2 months. We do not have a written contract only an oral. Her rent is due on the 3rd of each month rent is $475. She also is suppose to pay a portion of utilities. She now owes security deposit of $250, $180 in utilities and has paid only $200 for rent. What can I do to get her out? I know about the three day eviction to pay or quit. I brought it up to her and she yelled at me...I dont know what to do. She is also threatening to be a squatter. She needs to leave!

You need to serve a written 3-day notice on her. If she does not pay the balance of the rent or quit the premises within that time, you would need to file an unlawful detainer (eviction) lawsuit against her and follow through with the court. There are attorneys who could help you with this at a reasonable cost.
