Legal Question in Landlord & Tenant Law in California

I have a tenant currently residing in my town home that I have been issues with late payments and also issued her a date to leave. I just want her out of the town but she has made so many excuses, enough is enough. How do I go about resolving this issue?

If her rent presently is paid up, if she hasn't paid by August 2, serve a three-day notice to pay or quit. If she doesn't pay within three days, then don't accept any more rent, and file an unlawful detainer lawsuit. Or, if there are no rent stabilization laws in your area to protect tenants, you can serve her with a 30- or 60-day written notice to quit (30 if under a year's tenancy, 60 for over one year). Then, if she doesn't move, file an unlawful detainer lawsuit.
