Tenant Rights CA

Just received 3 day pay or quit notice.

If rent is not paid how long does the landlord have to evict us?

Can they lock us out of our apartment?

We have a one year lease and have not paid this months rent.

Pay the rent within the 3 days specified and there will be no further action.

If you do not pay, the landlord has to file an unlawful detainer lawsuit. Then you will have five days from the date it is served to file an answer. Then a trial will be held within a week or two. If you don't answer, the landlord could get a default judgment and the sheriff could be on your doorstep to evict you a lot sooner.
