what are my rights as a tenant when my house is being put up for a trustee sale and i cant get ahold of my landlord?

See if you can talk to the lender and determine its/their intentions. Perhaps they'll want to keep you in as a tenant, at least until it's resold.

You have a right to a 30 day notice from the new owner. Then you will have to move out. You also are probably liable for rent to your landlord until the property is sold.
