If a tenant does not vacate the property at the end of the 30 day notice does he own additional rent?

Of course he does. Rent is owed for the entire time the owner lacks total, exclusive control over the property. So if the tenants has not returned the keys he technically is still a tenant because he could re-enter the unit. If the person is still living there what right does he have to do so without paying rent?
