What about the tenants?

My Grandfather wants to give my mother and me rental property in Los Angeles, two houses on one lot. Do we have to continue renting to the tenants? Will we have to pay relocation fees?

If the property is in a rent controlled district, you will have to pay relocation costs IF the tenants agree to move out. Otherwise, you're stuck with them if they continue to pay their rent on time. You can't evict them without cause in a rent controlled district. If it's not rent controlled, you may evict them upon a 30/60 day notice without cause.
