Legal Question in Landlord & Tenant Law in California
We have some tenants that have not paid their rent they gave us 3/4 and refuse to give us the rest. there are two families living there some of guys currently staying there are bring girls from the street and are staying there with them now for 6 days. We called the police to see if they could ask the girls to leave but police was not able to do nothing. They told us to served them with a 3 day eviction. (section 1161). What do you advise?

If you want your rent, then do a 3-day notice to pay or quit followed by an unlawful detainer (eviction) lawsuit. If you go this route, you would not want to accept the rent after the three days have elapsed.
Regarding the long-term visitors, you might do a separate 3-day notice to abate or quit. Review the rental agreement to determine whether it discusses long-term guests.
