what are the tenants rights if they do not have the full months lease payment under a lease with option to buy?

They are a tenant no matter if they have a normal month to month lease or an option to buy. If rent is not paid on time then the landlord can move to evict the tenant; the evicted tenant losses any money set aside as credit for the option to purchase.
