tenent has $ unlawful detainers filed against her

in the last 9 years my tenant has had four UDs filed against her, she was 2 weeks late with her rent on a month-month lease, as usual, and we were tired of it and served her a 3-day to quit, without accepting rent. we have also cited damages to the property, which were her responsibility to fix as per her rental agreement. She claims the house is in disrepair because it is old and called the health department and building inspector AFTER being served. Of course she failed to comply with the 3-day, and we are in the process of filing the UD, and we would like to know our odds of recovering the property

File the U.D., and stop backing down.

Unless property is condemned, you should win. Even if condemned, she still has to pay something.
