term installation cover costs of equipment

are we responsible for costs of equipment and installation or only installation costs if lease stipulates following: Tenant shall pay for all electricity provided to and/or used in the Tenant Space. An electrical metering device (or electrical metering devices) (collectively, the “Electrical Metering Equipment”) compatible with Landlord’s energy management system for monitoring electricity provided to and/or used in the Tenant Space shall be installed by Tenant at Tenant’s cost.

Probably, yes!

A lease is a contract, and while there are some defenses, for fraud, mistake, illegal activities, etc. basically the law presumes that we read what we sign and agree to (even though very few people, including lawyers, ever read the fine print).

Read your lease carefully, but chances are you are stuck with it.
