I would think that Sacramento has attorneys who assist tenants in your position. In the Bay Area, there are a couple of legal assistance groups which do so. It seems that an attorney can help secure for you that for which you seem to have agreed. In general, the more time that passes, the less likely a bank will hold out the same offer because the bank's attorneys have to spend money to gear up for an eviction.
Mr. Cohen is right. You are living on borrowed time. They don't have to leave the offer open indefinitely, and you aren't going to find an attorney to take a case over $3,000. Under a temporary federal program you have 90 days after the foreclosure to move out, unless you are under a written lease that you signed with the old landlord that ends at a later date, i.e. is not month-to-month. They don't have to offer you anything. They just have to wait and then evict you 90 days after the foreclosure. Up to you if you want to take what they're offering, or wait them out and get nothing.
