Thirty Day Notice
My mother had a verbal agreement with a lady that said the lady could live on my moms property and take care of it and not pay rent. The lady was to care for the property, not to have pets. The property is filthy, there are animals and my mother has recived a complaint in writting and some by phone from neighbors. The lady has also put a toilet in the root celler. Does my mother serve a normal 30 Day Notice to ask the lady to move or is there another form she must use. The property is located in Dobbins, CA which is in Yuba County.

Generally, there is still a 30 day notice requirement for a primary residence. It is possible that you could serve a 3 Day Notice to Quit but I would need additional facts to support this possibility before I can assert its validity.
Is there a potential health hazard because of the multiple pets? What types of complaints have the neighbors made? Quiet enjoyment? Filthy conditions?
Yes, she can be evicted and yes, there are proper procedures to evict someone, but the time requirements can vary.
