Unlawful Detainer
I received a three-day notice to Quit tennancy. What I want to know is if I must file an answer or do I fill out an intent to quit in 30 days. I will gladly move but I need time to find another place that I can afford. I also do not agree with my landlords amount that I currently owe. I would be the defendant in this case.

If you pay the amount on the three-day notice within three days, you get to stay.
If you don't pay, the landlord will file an unlawful detainer lawsuit against you, you would have to file an answer within 5 days after you are served, and then a trial could be set in about 2 weeks. However, permitting an eviction lawsuit would cause you to be listed on the UD Registry, which prospective landlords consult to see if you would be a good tenant.
You might want to try to negotiate with your landlord and pay partial rent for the time you intend to remain.
