In our lease ''Landlord warrants there
are no environmental hazards on the
property grounds or within in the
structure any hazard that shall
require vacating property'' -- but it
was infested with termites and all
treatments considered have
respirable dangers. Tenants (seniors)
want to vacate, even for the painting
after the repairs (1968 hse, lead
paint possible) . Can we
''involuntarily terminate'' 5 mos early
from the 2 year lease? Landlord says
it's breach. He believes we should
pay rent while he remediates/repairs
and paints the whole hse.

Contact Building, and/or housing inspector in your away, and wait for their report. If it is as dangerous as you believe, it will be "condemned", and you can leave by "constructive eviction".
Until you get inspector's reports, landlord is right. Afterwards, you can probably leave ASAP.
