30 day eviction notice VS. 3 day eviction notice and my rights as a ''sub-leasor
I gave my housemate a 30 day eviction notice on Jan 1 and found out 3 days ago that the portion of rent she gave me in check form has a hold on it and is therefor unpaid. She has not paid for her share of bills in over a month as well. I gave her a 3 day eviction notice 2 days ago and she now says I have no right to kick her out because I am not the landlord. We had a verbal agreement that she could live in the house and is not on the lease. She called the landlord and he told both of us to ''work it out''. I want her out ASAP. Can I call the police on the day she is supposed to leave if she has still not paid for rent or bills to have her escorted out of the house? What are my rights and what can I do legally?
