Is a 30 day notice hand delivered valid?
Landlord dropped letter off to my son. Letter states we gave a 30 day notice. No such notice was given and the lease states written notice must be delivered by certified mail. We are waiting for completion of new house we are purchasing and it should be ready around August 15th.
Can I give him a written 60 day notice delivered by certified mail and delay having to move?
Landlord wants us out because he is trying to sell the house.

you should be able to successfully fight the eviction based on the lease requirement.
