50% rent increase by new owner?
I am a new owner of a property in Los Angeles county where there is rent ordinance. One of the tenants have lived in the unit for 5 years and paying $500 for a 3-bedroom apt. Since I have lot of expenses, I wanted to raise his rent to the current market value of the unit. Can I legally raise the rent to possibly 50%?

You need to read the ordinance and any case law interpreting the law. Determine whether or not the law applies in your situation and if it raises any other issues which may be litigated, such as the violation of the constitutional protection against governmental taking without just compensation.
