Additional Pet and Security Deposit
My one year lease is up where I am currently living. When I asked to renew, I was told that I have to now pay an additional pet deposit (on top of the $100 I paid when I moved in) as well as an additional security deposit (on top of the $765 I paid when I moved in). Is it legal for a landlord to require additional pet and security deposits for renewing a lease?

Yes as long as the combined total does not exceed the maximum permitted by law. Statewide the usual limit is twice the monthly rental for unfurnished and three times the monthly rental for a furnished unit. This is in addition to first month's rent in advance and may differ in some rent-controlled cities.
