Legal Question in Real Estate Law in California
Have used an adjacent property for a garden for over 8 years. Do I have any legal right to that land? Non-resident owner has failed to keep property mowed, so garden was put in partly as a fire break.

It sounds like you have a good case for a prescriptive easement to continue to use your neighbor's land for gardening and fire protection. In order to take full title to the property, you would have to enclose it, such as with a fence, and pay all taxes on the property for five years.
