Air Quality responsibilty of Landlord in SoCal
Here is my problem. I am a new landlord of a
residential property in Southern California,
specifically N. Hollywood, CA. My tenant
contacted me today to tell me that they appear to
have an air quality problem that is causing
congestion and red eyes, etc. Here is the scope -
the house was recently remodeled. New air ducts
and a/c and heat units were installed. In addition,
old carpet was removed and the hardwood floors
underneath were refinieshed. The tenants belive
that maybe when the roof was replaced, mold
spores were knocked loose. Or, the floor that was
refinished that is now pealing up, might be
hazoudous. They want to call in air quailtiy
specialist at my expense. What are my
responsibilites as a landlord and what can I do.
Would my liability insurance protect me? Please
help. Thanks.

You should notify your liability insurance company immediately. Then contact the contractors that repaired the roof, refinished the floors, and put in the new duct work. Notify them of the complaints of your tenants. This will put them on notice of a potential claim
