Apartment Managing

How many units must an apartment building have before the landlord is legally required to have an on-site property manager? Thanks!

It's 16 units for an apartment building and 12 rooms for a hotel or motel, if the owner doesn't reside on site. However, strictly speaking, the requirement is only that there be a 'responsible person' which can be a manager, a janitor, a caretaker, etc. Therefore, the authority, duties and competency of the person can vary considerably without offending the regulation.
