Legal Question in Real Estate Law in California

Asked before about my house that I share with my live in partner,she is 52 & I am 42. I put all money down for buying house and all fixtures paid by me. I am on the title of house as 1st signor and she is second co-signer. Today she still wants to sell house without my permission, I am unemployed as of last year August 2010 after 22years of working for same Body Shop since I was 19 years old. I have been giving her my unemployment money to pay but seems she hasn't paid all bills needed. Is there a way that I can put house in my name , then when sold pay attorney fees for above labor with note of pay after sale of house. It's a difficult time as I have no money for attorney fees, but would have promissory note to pay after sale of house. I live in the city of Lawndale California. I bought house in December 1999 for $198,000 and owe around $135,000 . The house should worth around $350,000

G. C. probably believes that when a buyer is brought in, you will sign. The market value of the house is about $300K and there is probably about $150K of equity. You are about halfway through your 15-year refi mortgage of May, 2004.

Public records show you are joint tenants. If you can prove you paid 100% of the down payment and had no intention of making a gift of a half interest to G. C., you might be able to win a quiet-title suit for 100% ownership. The legal theory is a "purchase-money resulting trust."

I cannot take the case because I'm 500 miles away and can't afford any more pro bono or contingency cases. Someone in L.A. County should be interested.
