Benefits of Contract for Deed to the Seller

Can you tell me what the benefits of doing a Contract for Deed are

for the seller?

In a contract for deed the seller keeps title to the property until the agreed amount is paid according to contract. After the amount is fully paid, the Seller will then convey the property to the Buyer.

The obvious benefit to the Seller is the profit potential that can be obtained through the financing. Of course there are risks involved in this type of transaction as well.

These are also called "land contracts" and a variety of other names. A principal advantage to the seller is that (if the instrument is not recorded) eliminating the buyer's interest upon default is relatively quick and easy. There is no foreclosure process required.
