Legal Question in Real Estate Law in California

I bought a house 20 years ago which had a back fence separating my lot from my neighbors. I am planning on putting up a new fence and I am told that the fence is a few feet on my neighbors side. I have over the tears planted trees and taking care of this land. Is it his land or mine.
